CORTE MADERA, Marin County — October 31, 2026. The Town Council has approved The Ivy at Corte Madera, a proposed 150-unit residential care facility for older adults at 56 Madera Boulevard. The approval came on July 7, 2026, under Resolution 30/2026, according to the town’s official project page.
How the 150 units break down
The approved project description identifies 118 assisted-living units and 32 memory-care units in a two- and three-story building. The design calls for roughly 171,000 square feet, a maximum height a little over 43 feet, and 96 parking spaces. These figures describe the permitted design, not beds already accepting residents.
What changes at the site?
The state’s July environmental filing says the project involves replacing an existing hotel and associated structures. It also identifies utility undergrounding, pedestrian improvements along the frontage and habitat-related work near the pond. Construction timing and possible traffic impacts need separate implementation notices.
Does it include below-market-rate apartments?
The town’s official planning record makes an important distinction: the project’s 20% density bonus is based on its classification as senior housing, not a commitment to affordable units. Assisted living and memory care are types of residential care, not necessarily income-restricted rental housing.
What residents can review
Plans, public hearing materials, the design-review record and meeting video are linked from the town’s project portal. For planning questions, the town lists 415-927-5064 and plcounter@cortemadera.gov. Approval does not establish the day the facility will open or rates residents would pay.
